A new residential development in
Blue Downs, in Cape Town’s Northern Suburbs, is
set to alleviate the need for affordable housing in
the area. MSP Developments recently announced the launch
of Belladonna Estate which, according to Managing Director
John Coetzee, is designed to become a community-village
within an attractive landscaped neighbourhood. Belladonna
will consist of 740 homes and apartments and MSP plans
to start construction between June and July this year.
The first units are set for completion in October /
November this year. Buyers can choose between single
freestanding homes and apartments, with units ranging
from one to three bedrooms, ranging from 30m² to
60m². Each apartment will be provided with a single
parking bay and optional garages will be for sale with
the freestanding homes. |

Property procurement experts Uvest
recently launched a call centre to assist with the rapid
growth they have experienced in the past 6 months. The
in & out-bound call centre is the first of its kind
in the property sector and is headed by Sales Centre
Manager Kim Goodwin. According to Uvest GM, David Brtiz,
the main objective for the call centre is to communicate
with potential new clients from various databases and
at the same time keep in touch with current clients
via a highly personal service. The centre is fully outfitted
with state of the art equipment. It is set to also offer
immense value to MSP Group as a whole, and operate as
a communications mechanism for other MSP departments.

R 400 000 SPONSORSHIP FOR
THE SA LEGENDS CUP
MSP Developments is proud to be the
title sponsor of the SA Legends Cup programme, and are
donating R400 000 to the cause. The aim of the programme
is to introduce 5 000 school children to rugby and to
encourage the game in Cape Town’s townships.
The Legends Cup, through “VUKA
Tournaments”, aims to establish a rugby-playing
culture in over 50 schools, most of which do not currently
play the game, as well as providing a competitive framework
for the schools in four identified zones, namely Mitchells
Plain, Khayaletshia, Gugulethu/Nyanga and Langa.
The initiative is a partnership between
SA Rugby Legends Association, Ubumbo, UCTRFC,the Department
of Education, and the Western Province Rugby Football
Union. It is endorsed by SA Rugby.
This project will give promising youngsters
from disadvantaged communities the opportunity to develop
their skills and receive top coaching. MSP’s involvement
with the Legends Cup is the start of a great long-term
partnership and will create opportunities for unprivileged
youngsters to become part of a trust that will guide
them through their childhood, keeping them on the right
track and part of something remarkable.

MARKET OVERVIEW: HOME MARKET A HAPPIER PLACE |

Good news for the local residential
market and MSP Developments, as FNB reports an increase
in house prices and predicts growth for 2010. In a recent
Fin24.com article, experts give us their take on the
current state of the South African residential market.
The local residential property sector
is out of the woods and can count on at least 8% growth
in 2010, according to FNB's home loans division. In
its monthly Residential Property Index, FNB said house
prices increased from 3.6% year-on-year in January to
5.8% in February.
"The existing home market is a
happier place these days," said John Loos, FNB's
home loans strategist. "It's arguably past its
worst state of health, as demand grows and the acceleration
in house price inflation continues."
According to Loos, the five percentage point cut in
interest rates since 2009 will continue to boost house
prices until the middle of 2010. Average growth of 8%
for year is expected, said Loos.
